Cloud 11 Appoints CBRE, JLL as Leasing Agents for ‘Creator Village’ Grade A+ Workspace for Creative Industry

Cloud 11, a new creative hub by MQDC (Magnolia Quality Development Corporation), announced the appointment of CBRE and JLL, two global leaders in commercial real estate services and investment, as leasing agents for its ‘Creator Village’. As a purpose-built Grade A+ workspace for the creative industry, the 65,000-square-meter Creator Village will offer production studios as common facilities, artist-dedicated circulation, and flexible round-the-clock air-conditioning system. Located in the South Sukhumvit Innovation District near BTS Udom Suk station, Cloud 11 is set to become Asia’s largest hub for content creators.

Mr. Onza Janyaprasert, Project Director of Cloud 11, said, “South Sukhumvit is an up-and-coming neighborhood along Sukhumvit Road stretching from On Nut to Bang Na. The area is now being developed in response to a government policy to create a new regional innovation district. Therefore, we have strategically invested in the development of Creator Village in Cloud 11 with the aim to establish this facility as Grade A+ purpose-built workspace for Asia’s Creative Ecosystem.

A design collaboration between Norwegian starchitect Snøhetta and Thailand’s leading design studio Architects 49 Limited (A49), Creator Village will present more than 65,000 square meters of leasable spaces. Every floor boasts a view of its vibrant rooftop park in the heart of the project. With ‘Horizontal Campus’ as a key design concept, its floor plate size of over 4,500 square meters ranks one of the largest in Asia, making it an ideal space for regional headquarters of multinational corporations in the creative industry.

Cloud 11 therefore has decided to sign a joint-agency agreement with CBRE and JLL in leasing the purpose-built space at Creator Village to the companies and organizations in the creative industry”.

Its appeal lies in the fact that it is now positioned as an innovation district. It is now concentrated with new businesses, especially those from TAMI (Technology, Advertising, Media and Information) sectors. Several big projects are also in development in the area. Our collaboration with Cloud 11 gives us both a good opportunity and a new challenge. Cloud 11, after all, is determined to become Asia’s largest hub for content creators. Target groups therefore must be creators or players in the creative industry who will complement Cloud 11’s ecosystem.

Purpose-built for the creative industry, Creator Village boasts ultra-speed fiber optic internet infrastructure and round-the-clock flexible air-conditioning system powered by the sustainable Central Utility Plant (CUP). Moreover, Creator Village also offers artist-dedicated circulation and two types of studios namely: Creator Studio for audio production, visual production, post production and practice rooms for dance groups and music bands; as well as Advanced Production Studio equipped with state-of-the-art technology such as Motion Capture system, Volumetric Capture system, and Virtual Production Studio to support the creation of more sophisticated and immersive content in the future.

To serve the net-zero vision and to become a regional headquarters hub for multinational companies, Cloud 11’s Creator Village is designed with the aim to receive LEED Gold (Leadership in Energy and Environmental Design) and WELL Gold from the International WELL Building Institution. Moreover, Cloud 11 is one of the first buildings in Thailand to earn WiredScore certification at Platinum level, making it one of the top-rated smart buildings in the country.

Cloud 11’s retail space will cover more than 71,000 square meters with over 250 well-curated outlets for new retail experience. One of its anchor tenants is theCOMMONS Cloud 11, which will be the first theCOMMONS inside a mixed-use development. theCOMMONS Cloud 11 promises to serve as both a recreational space and community for creators, visitors, and the local community. Cloud Kitchen, meanwhile, will offer full facilities in support of food and beverage creators. Cloud 11’s retail space will also be pet-friendly with beloved pets allowed in designated zones. As Bangkok’s largest rooftop park, Cloud 11 Park will be accessible to everyone free-of-charge and will serve as an experience platform and show space for young emerging creators.

Cloud 11 is currently under construction by Thai Obayashi Corporation, known for its highest quality construction standard. The project is slated to open in 2025.
