CP AXTRA Public Company Limited (CP AXTRA), the operator of Makro and Lotus’s, is driving growth through its Retail Ecosystem, seamlessly connecting offline and online channels with shopping mall spaces to deliver an integrated customer experience. Through its “Happy & Healthy Mall” strategy, the Company will develop and renovate 60 projects across 29 provinces between 2026 and 2027. The initiative will expand the company’s total shopping mall and rental space in Thailand to more than 1.13 million square meters, making it one of the Company’s largest shopping mall development and renovation programs in recent years. The program includes 10 projects in 2026, followed by another 50 projects in 2027. Together, these developments will increase the company’s shopping mall and rental space by 13% from its current footprint to support evolving lifestyles, unlock the potential of each location, connect shopping, living and services across offline, online and shopping mall experiences, and drive long-term growth as CP AXTRA works toward becoming ASEAN’s No.1 wholesale-retail leader, powered by technology.

As consumer behavior evolves, shopping malls are no longer just places to shop, they are becoming spaces where people live, connect, and spend time together every day. CP AXTRA is committed to developing “Happy & Healthy Malls” that cater to consumers across five generations, from children and teenagers to working adults, families, and seniors, as well as expatriates and digital nomads. Happy & Healthy Mall is designed around a Happiness-led concept, placing people’s happiness at the heart of every space and experience. The aim is to create shopping destinations that support every aspect of modern life and offer much more than a place to shop. The concept is built on 4 strategic pillars and 11 key elements, which can be adapted and combined to suit the unique needs and context of each location.

Food Destination: As the heart of every mall, this pillar brings together well-known local eateries and leading national restaurant chains. Anchored by Lotus’s EATERY, it offers a diverse mix of popular, delicious dining all in one place, alongside a food court, Grab & Go options, and a Dining Hub, making every location a community food destination.

Lifestyle: Transforming malls into all-day destinations for the whole family, from relaxing and spending time together to shopping and weekend activities. Key highlights include curated OOTD (Outfit of the Day) fashion zones, Jewelry Zones, Fix & More (an IT sales and repair service center), and Plearnburi, an interactive amusement and edutainment zone for children.
Wellness: Another cornerstone of the mall experience, this pillar offers a wide range of health, beauty, and wellness services. Under the WellNext framework, participating malls feature fitness centers, beauty and dental clinics, Well & Wow spas, and hair and nail salons, complemented by popular evening aerobics sessions. These offerings reflect the growing role of shopping malls in promoting well-being and enhancing quality of life for people of all ages.

Sustainability: This pillar creates shared value for businesses and local communities, enabling them to grow alongside the mall. From Bangkok to the Provinces, Happy & Healthy Mall Is Creating Joyful Spaces Nationwide

Between 2026 and 2027, investments under the Happy & Healthy Mall strategy will target high-growth areas across 29 provinces nationwide to connect key economic hubs and foster well-being nationwide. Highlights of planned openings for 2026 include:

Happitat: CP AXTRA’s newest Destination Creation space in Bang Na. Designed with happiness at its core, Happitat brings together a shopping center, office buildings, and lifestyle spaces in one integrated destination, connecting nature, dining, experiences, and curated partners. Happitat is scheduled to open on 21 August 2026.

Lotus’s Khon Kaen: Transformed into a major lifestyle hub for Northeastern Thailand, the development marks the regional debut of IKEA and IKEA Food & Drink, alongside leading anchor brands including Decathlon, True Branding Shop, 7-Eleven, and Lotus’s EATS. The grand opening is scheduled for 30 October, 2026.

Lotus’s Chiang Rai: Set to become the province’s leading Lifestyle Mall and Food Destination, the development will feature more than 100 stores and activity spaces designed to showcase Chiang Rai’s distinctive identity to serve both residents and tourists.

Lotus’s Mae Rim: Developed under the Happy Hills Community concept as a lifestyle and wellness destination, the project features northern Thailand’s first rooftop pickleball club. It brings together health services to serve local residents, tourists, and expatriates, while promoting healthy everyday living for all.

Lotus’s Oasis, Choeng Thale, Phuket: A new-format community mall that brings together Makro, Lotus’s Go Fresh, and a curated selection of retail and dining options in a single destination. Designed as a comprehensive hub for everyday living, the project caters to local residents, tourists, and expatriates in one of Thailand’s fastest-growing destinations.
